Cela repr\u00e9sente une moyenne de <\/span><span lang=\"fr-FR\">12-13 acquisitions par jour\u00bb, r\u00e9sume<b>\u00a0<\/b><b>Jonathan Buchet, le CEO de Zapinvest Belgique,\u00a0<\/b>\u00e0\u00a0<\/span>l\u2019occasion de la publication des <a href=\"https:\/\/www.registradores.org\/actualidad\/portal-estadistico-registral\/estadisticas-de-propiedad#portlet_com_liferay_journal_content_web_portlet_JournalContentPortlet_INSTANCE_92PKQIzgTNBS\">chiffres trimestriels des bureaux d\u2019enregistrement espagnols<\/a>.<\/span><span style=\"font-family: Calibri, serif;\">\u00a0<\/span><\/span><\/p>\n<p><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\">Le sp\u00e9cialiste de la vente de r\u00e9sidences secondaires en Espagne suit d\u2019ailleurs la tendance du march\u00e9 local, avec un chiffre d\u2019affaires record, en hausse de 10%.\u00a0<\/span><\/span><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">\u00abSi on pouvait attribuer en partie les excellents r\u00e9sultats 2022 au<\/span><\/span><span style=\"font-family: Calibri, serif;\"> retard de passation des actes notari\u00e9s suite aux effets de la pand\u00e9mie, 2023 a d\u00e9montr\u00e9 qu&rsquo;on est revenu au niveau d\u2019activit\u00e9 des <\/span><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">trois ann\u00e9es exceptionnelles 2017-2019, qui sont m\u00eame surp<\/span><\/span><span style=\"font-family: Calibri, serif;\">ass\u00e9es en nombre et en chiffre d&rsquo;affaires. Et le d\u00e9marrage de 2024 est dans la m\u00eame lign\u00e9e<\/span><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">\u00bb, ajoute le patron.\u00a0<\/span><\/span><\/span><\/p>\n<h3 align=\"JUSTIFY\"><span style=\"font-family: Calibri, serif;\">Belges dans le Top 4 des\u00a0acqu\u00e9reurs \u00e9trangers<\/span><\/h3>\n<p align=\"JUSTIFY\"><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\">Les Belges sont remont\u00e9s depuis quelques mois e<\/span><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">n 4<\/span><\/span><sup><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">e<\/span><\/span><\/sup><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\"> position des acqu\u00e9reurs \u00e9trangers: ils <\/span><\/span><span style=\"font-family: Calibri, serif;\">repr\u00e9sentent \u00e0 eux seuls 5,6% des nouveaux propri\u00e9taires \u00e9trangers du 4<\/span><sup><span style=\"font-family: Calibri, serif;\">e<\/span><\/sup><span style=\"font-family: Calibri, serif;\"> trimestre 2023\u00a0<\/span><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">derri\u00e8re les <strong>Britanniques<\/strong> (9,8%), les <strong>Allemands<\/strong> (7,3%) et les <strong>Fran\u00e7ais<\/strong> (6%), et juste devant les Marocains (5,50%). <\/span><\/span><\/span><\/p>\n<p align=\"JUSTIFY\"><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\"><span lang=\"fr-FR\">Les r\u00e9gions espagnoles qui s\u00e9duisent actuellement le plus les nouveaux propri\u00e9taires \u00e9trangers sont les <strong>Iles Bal\u00e9ares<\/strong>, les r\u00e9gions de <strong>Valence<\/strong> (Costa Blanca) et de<strong> Murcie<\/strong> (Costa Calida), les<strong> Canaries<\/strong>, la <strong>Catalogne<\/strong> et l\u2019<strong>Andalousie<\/strong> (Costa del Sol). <\/span><\/span><\/span><\/p>\n<h3 align=\"JUSTIFY\"><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\">Hausse des prix<\/span><\/span><\/h3>\n<p align=\"JUSTIFY\"><span style=\"font-family: Times New Roman, serif;\"><span style=\"font-family: Calibri, serif;\">Inexorablement, les prix de l\u2019immobilier en Espagne remontent depuis la fin de la crise des <em>subprimes<\/em> (vers 2012). Selon Zapinvest, les prix moyens au m\u00b2 ont augment\u00e9 de 8% en trois ans (1983 euros\/m\u00b2 en 2023 contre 1824 euros\/m\u00b2 en 2021), les prix de l\u2019ancien connaissant une hausse un peu plus forte que ceux du neuf. Ces chiffres cachent bien s\u00fbr des diff\u00e9rences importantes entre les r\u00e9gions du pays.\u00a0<\/span><\/span><span style=\"font-family: Calibri, serif;\">\u00abNous avons senti en 2023 un glissement de la demande de nos clients belges vers la Costa Blanca, qui reste financi\u00e8rement plus accessible que la Costa del Sol. Pour un appartement 2 chambres neuf de qualit\u00e9 proche de la c\u00f4te, il faut d\u00e9sormais y d\u00e9bourser entre 200.000 et 250.000 euros.
