Et les risques de mauvaises surprises sont bien r\u00e9els. Un vice cach\u00e9 d\u00e9tect\u00e9 trop tard, un \u00e9tat des lieux b\u00e2cl\u00e9, un diff\u00e9rend entre locataire et propri\u00e9taire sur l&rsquo;\u00e9tat d&rsquo;un logement : les co\u00fbts peuvent grimper tr\u00e8s vite. Les particuliers en sont de plus en plus conscients. Beaucoup refusent de s&rsquo;engager \u00e0 l&rsquo;aveugle, surtout lorsqu&rsquo;il s&rsquo;agit du projet d&rsquo;une vie et d&rsquo;un cr\u00e9dit qui court sur vingt ou vingt-cinq ans. \u00ab Les acqu\u00e9reurs et les locataires sont aujourd&rsquo;hui beaucoup plus attentifs. Ils veulent des garanties solides avant de s&rsquo;engager \u00bb, observe Yves Keuleers, fondateur du bureau Keuleers Expertises, actif sur la R\u00e9gion bruxelloise et ses alentours depuis 2018. C&rsquo;est dans ce climat que l&rsquo;expertise immobili\u00e8re ind\u00e9pendante a trouv\u00e9 sa place. Face aux agents immobiliers, dont la mission premi\u00e8re reste la transaction, un expert pay\u00e9 \u00e0 la prestation apporte une v\u00e9ritable valeur ajout\u00e9e : la neutralit\u00e9. \u00c9tats des lieux, expertises en valeur, r\u00e9ceptions provisoires, accompagnement technique avant achat, relev\u00e9s et d\u00e9tection d&rsquo;humidit\u00e9 : le bureau couvre l&rsquo;ensemble de ces missions.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u00a0<\/span><\/p>\n<h2><b>Une approche rigoureuse, une port\u00e9e juridique r\u00e9elle<\/b><\/h2>\n<p><span style=\"font-weight: 400\">Expertises en valeur, r\u00e9ceptions provisoires, accompagnement technique avant achat : le bureau propose un \u00e9ventail de services couvrant les \u00e9tapes cl\u00e9s d&rsquo;un parcours immobilier. Parmi eux, l&rsquo;\u00e9tat des lieux locatif reste l&rsquo;une des principales activit\u00e9s. Un rendez-vous moyen de deux heures sur place, un rapport d&rsquo;une soixantaine de pages, une m\u00e9thodologie de relev\u00e9 pr\u00e9cise et exhaustive pour garantir la fiabilit\u00e9 de chaque observation. Deux filets de s\u00e9curit\u00e9 pour des d\u00e9cisions qui engagent sur le long terme.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u00a0<\/span><\/p>\n<h2><b>Une croissance organique construite sur la confiance<\/b><\/h2>\n<p><span style=\"font-weight: 400\">Avant de devenir expert, Yves Keuleers a \u00e9t\u00e9 agent immobilier pendant cinq ans. Trois ann\u00e9es de cours du soir, un dipl\u00f4me, mais un constat limpide : le c\u00f4t\u00e9 commercial du m\u00e9tier ne lui correspondait pas. L&rsquo;expertise immobili\u00e8re, d\u00e9couverte au d\u00e9tour d&rsquo;une formation, lui a offert le versant technique qu&rsquo;il recherchait. Les avis Google, 4,8 \/ 5 pour plus de trois cent septante-cinq<\/span> <span style=\"font-weight: 400\">\u00e9valuations, confirment cette dynamique. Un mot revient souvent dans les retours clients : la chaleur humaine. Yves Keuleers y r\u00e9pond d&rsquo;ailleurs personnellement, \u00e0 chaque fois, avec transparence.
