L\u2019objet de ces convoitises: pas moins de <strong>350.000 m\u00e8tres carr\u00e9s de bureaux \u00e0 reconvertir, log\u00e9s au c\u0153ur de la capitale, \u00e0 commencer par le quartier europ\u00e9en<\/strong>.<\/p>\n<p style=\"font-weight: 400;\">Depuis le 15 septembre dernier, il semblait \u00e9vident que seule la candidature du consortium <a href=\"https:\/\/whitewood.eu\/cityforward-appoints-design-team-to-redevelop-european-district-in-brussels-2\/\"><strong>Cityforward<\/strong><\/a> chapeaut\u00e9 par\u00a0la <strong><a href=\"https:\/\/sfpim.be\/fr\/a-propos\/nos-filiales\/#sfpim-real-estate\">Soci\u00e9t\u00e9 F\u00e9d\u00e9rale de Participations et d&rsquo;Investissement (SFPIM)<\/a><\/strong>-alias le fonds souverain belge- associ\u00e9e \u00e0<strong> Ethias, finance&amp;invest.brussels <\/strong>et <strong><a href=\"https:\/\/whitewood.eu\">Whitewood AIFM<\/a><\/strong>\u00a0avait \u00e9t\u00e9 valid\u00e9e.<\/p>\n<p style=\"font-weight: 400;\">Aujourd\u2019hui, l\u2019encre de l\u2019acte notari\u00e9 est \u00e0 peine s\u00e9ch\u00e9e, mais la transaction est d\u00e9finitivement scell\u00e9e. Et on voit mal ce qui pourrait encore venir contrarier le lourd programme d\u00e9j\u00e0 planifi\u00e9 sur les 5 prochaines ann\u00e9es.<\/p>\n<p style=\"font-weight: 400;\">Pour r\u00e9unir la somme requise, proche du milliard rien que pour le rachat des murs \u00e0 reconvertir, la SFPIM, soci\u00e9t\u00e9 de droit priv\u00e9 appartenant \u00e0 l\u2019Etat belge, a consenti un cr\u00e9dit-pont \u00e0 Cityforward, qui devra rapidement convertir celui-ci sur fonds propres. Les organismes bancaires li\u00e9s \u00e0 l&rsquo;op\u00e9ration du jour sont Belfius, ING, KBC, BNP Paribas Fortis, la BIL et <a href=\"https:\/\/fr.wikipedia.org\/wiki\/Helaba\">Helaba<\/a> (Landesbank Hessen-Th\u00fcringen).<\/p>\n<p style=\"font-weight: 400;\">Selon nos informations \u00e0 la source, les investisseurs ne manquent pas pour monter au capital de Cityforward et il ne devrait pas y avoir de probl\u00e8mes pour rapidement rembourser le cr\u00e9dit temporaire consenti par la SFPIM. Vu le profil et la localisation strat\u00e9gique des actifs immobiliers list\u00e9s en portefeuille, on ne doute pas que les candidats \u00e0 l\u2019augmentation de capital de Cityforward vont se bousculer au portillon dans les semaines qui viennent.<\/p>\n<h3 style=\"font-weight: 400;\"><strong>Reventes d\u00e9j\u00e0 scell\u00e9es&#8230; <\/strong><\/h3>\n<p style=\"font-weight: 400;\">Trois des 23 immeubles rachet\u00e9s ce matin ont d\u00e9j\u00e0 \u00e9t\u00e9 c\u00e9d\u00e9s \u00e0 des tiers. Il s\u2019agit des immeubles <strong>Beaulieu 25 (2006) et 29-31 (1998)<\/strong>, sis \u00e0 Auderghem (Delta) et excentr\u00e9s, donc hors du c\u0153ur de cible strat\u00e9gique de Cityforward et des autorit\u00e9s belges. De source bien inform\u00e9e, les acqu\u00e9reurs sont <strong>Vicinity<\/strong> et <strong>Matexi<\/strong>, associ\u00e9s pour reconvertir en logements les quelque 40.000 m\u00e8tres carr\u00e9s id\u00e9alement situ\u00e9s. Ce dernier, <strong>d\u2019abord phas\u00e9 \u00e0 l\u2019horizon 2027<\/strong>, a vu sa reconversion soudainement acc\u00e9l\u00e9r\u00e9e.<\/p>\n<p style=\"font-weight: 400;\">\u00abNous allons lancer tr\u00e8s rapidement -avant la mi-mai- lancer, <a href=\"https:\/\/bma.brussels\/cityforward\/\">sous l\u2019\u00e9gide des services du ma\u00eetre architecte bruxellois (BMA)<\/a>, les concours visant la reconversion de ces immeubles. Ensuite, nous ferons appel au march\u00e9 priv\u00e9 <a href=\"https:\/\/www.architectura.be\/fr\/actualite\/plusoffice-architects-concoit-le-masterplan-du-quartier-europeen-avec-re-st-et-osmos-network\/\">une fois les programmes valid\u00e9s<\/a>\u00bb, pr\u00e9cise <strong>Fr\u00e9d\u00e9ric Van der Planken, le CEO de Whitewood<\/strong>. Celui-ci annonce d\u2019ores et d\u00e9j\u00e0 une seconde salve avant la fin de l\u2019ann\u00e9e.<\/p>\n<p style=\"font-weight: 400;\">Si le programme initial annonc\u00e9 se confirme, les prochains actifs en portefeuille reconvertis seront les immeubles de bureaux <strong>Breydel 4<\/strong>, <strong>de Mot 24-28<\/strong> et <strong>Joseph II 54 et 99<\/strong>, tous construits ou r\u00e9am\u00e9nag\u00e9s entre 1997 et 2000. Mais rien ne dit que certaines priorit\u00e9s guid\u00e9es par un march\u00e9 tr\u00e8s chahut\u00e9 pour le moment ne viendront pas modifier l\u2019\u00e9ch\u00e9ancier pour certains actifs strat\u00e9giques.
