Les foncier vis\u00e9s, longtemps soumis \u00e0 culture intensive, seront r\u00e9habilit\u00e9s et reconnect\u00e9s \u00e0 la flore et la faune c\u00f4ti\u00e8res z\u00e9landaises voisines.<\/p>\n<p style=\"font-weight: 400;\">L\u2019assainissement du site en tant que paysage naturel doit permettre \u00e0 terme de recr\u00e9er une riche biodiversit\u00e9 compos\u00e9e de vasi\u00e8res, de marais salants, de dunes et de tourbi\u00e8res avec des m\u00e9langes d\u2019esp\u00e8ces sauvages indig\u00e8nes. R\u00e9aliser un projet pareil en Belgique est d\u00e9sormais devenu impossible\u00bb, insiste <strong>Davy Demuynck, CEO de la soci\u00e9t\u00e9 de promotion immobili\u00e8re belge ION (Waregem)<\/strong> et acteur majeur du projet baptis\u00e9 <a href=\"https:\/\/www.gisnet.nl\/ruimtelijkeplannen\/sluis\/NL.IMRO.1714.bpCatsandisland-ON01\/t_NL.IMRO.1714.bpCatsandisland-ON01.pdf\"><strong>&lsquo;Catsand Island&rsquo;<\/strong>.<\/a><\/p>\n<h2 style=\"font-weight: 400;\">Domaine priv\u00e9 mais d\u2019acc\u00e8s libre<\/h2>\n<p style=\"font-weight: 400;\">La transformation des terres agricoles en r\u00e9serve naturelle s\u2019accompagne d\u2019un permis pour <strong>10 terrains \u00e0 b\u00e2tir (de 8.894 m\u00b2 \u00e0 26.955 m\u00b2)<\/strong> et autant de r\u00e9sidences int\u00e9gr\u00e9es dans le paysage existant, proche de Cadzand Bad, de la nouvelle marina et du futur golf.<\/p>\n<p style=\"font-weight: 400;\">\u00abLes maisons ne seront pas simplement entour\u00e9es d\u2019une zone tampon verte, mais seront r\u00e9ellement au c\u0153ur de la nature et ne seront accessibles que par deux petits ponts, une route pav\u00e9e et une voie carrossable am\u00e9nag\u00e9e avec du sable coquillier. Toute cette zone restera priv\u00e9e et sera g\u00e9r\u00e9e par les propri\u00e9taires, mais elle sera <strong>librement accessible<\/strong>. Si des cl\u00f4tures sont install\u00e9es sur le site, ce sera uniquement pour contenir les moutons ou les bovins highlands en p\u00e2ture sur le terrain. Une association sera cr\u00e9\u00e9e pour g\u00e9rer la zone de mani\u00e8re comp\u00e9tente, afin de maximiser la biodiversit\u00e9\u00bb, d\u00e9taille Davy Demuynck, \u00e9pat\u00e9 par la coh\u00e9rence de ce projet exemplaire.<\/p>\n<h2 style=\"font-weight: 400;\">Influences z\u00e9landaises<\/h2>\n<p><strong style=\"font-weight: 400;\">Les plans de construction des 10 r\u00e9sidences ont d\u00e9j\u00e0 \u00e9t\u00e9 approuv\u00e9s<\/strong>. Chaque propri\u00e9t\u00e9 se compose d\u2019une maison principale, d\u2019au moins une d\u00e9pendance et est pourvue d\u2019une piscine int\u00e9rieure ou ext\u00e9rieure. Pour faciliter l\u2019int\u00e9gration du b\u00e2ti, <a href=\"https:\/\/markarchitecten.com\/projecten\/\"><strong><span style=\"font-weight: 400;\"><strong>Mark Wouters<\/strong> (<\/span><\/strong><span style=\"font-weight: 400;\">Mark <\/span>Architecten<strong><span style=\"font-weight: 400;\">)<\/span><\/strong><\/a> a privil\u00e9gi\u00e9 une architecture simple et intemporelle, d\u2019un seul niveau et aux influences z\u00e9landaises. La surface habitable des r\u00e9sidences variera de 466 m\u00b2 \u00e0 1.017 m\u00b2. Le propri\u00e9taire peut donc choisir de donner \u00e0 la nature davantage de temps pour reconqu\u00e9rir les lieux ou acheter le foncier avec permis en guise d\u2019investissement. L\u2019ensemble du site restera exempt de gaz et d\u2019\u00e9nergie fossile: tous les b\u00e2timents seront chauff\u00e9s et climatis\u00e9s par g\u00e9othermie (pompes \u00e0 chaleur).<\/p>\n<h2 style=\"font-weight: 400;\">Deuxi\u00e8me projet aux Pays-Bas<\/h2>\n<p style=\"font-weight: 400;\">Catsand Island est le deuxi\u00e8me projet initi\u00e9 par le promoteur belge aux Pays-Bas.
