L&rsquo;ardoise avoisine 50 millions d&rsquo;euros.<\/strong><\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span lang=\"FR\">Compte tenu des conditions actuelles du march\u00e9 et de l&rsquo;absence de solution \u00e9quilibr\u00e9e au terme de plusieurs mois de n\u00e9gociations avec le vendeur, Immobel a d\u00e9cid\u00e9 de ne pas exercer l&rsquo;option d&rsquo;achat sur les Tours Proximus et donc d&rsquo;abandonner son projet de reconversion mixte.<br \/>\n\u00ab\u00a0Dans les conditions actuelles \u2013 dont le <strong>prix d\u2019acquisition de 143 millions d\u2019euros<\/strong> \u2013, la poursuite du projet aurait un impact financier trop important pour la soci\u00e9t\u00e9, son bilan et sa position de liquidit\u00e9\u00a0\u00bb, a fait savoir la direction ce jeudi.<\/span><\/p>\n<p><span lang=\"FR\">Par cons\u00e9quent, Immobel amortira le projet dans ses comptes, ce qui entra\u00eenera une r\u00e9duction de valeur de <strong>48 millions d&rsquo;euros<\/strong>. Ces co\u00fbts ont \u00e9t\u00e9 en grande partie encourus en 2023 et comprennent \u00e9galement le paiement de <strong>30 millions d&rsquo;euros \u00e0 Proximus en d\u00e9cembre 2023<\/strong>. Cette r\u00e9duction de valeur n&rsquo;aura pas d&rsquo;autre impact sur la position de liquidit\u00e9. Immobel examine les diff\u00e9rentes possibilit\u00e9s afin de r\u00e9cup\u00e9rer au maximum cette perte.<\/span><\/p>\n<p>Le permis de b\u00e2tir, obtenu en juin 2024 et dont Immobel confirme rester l&rsquo;unique titulaire et propri\u00e9taire, risque bien d&rsquo;\u00eatre une monnaie d&rsquo;\u00e9change importante pour la suite des n\u00e9gociations et la reprise du projet par un tiers.<\/p>\n<p><span lang=\"FR-BE\">Immobel dit regretter cette issue et l\u2019impact <\/span><span lang=\"FR\">que l\u2019arr\u00eat du projet aura sur les diff\u00e9rentes parties prenantes notamment les 6.000 employ\u00e9s de Proximus en attente d&rsquo;un nouveau lieu de travail.<\/span><\/p>\n<p>Le projet avait d\u2019ailleurs \u00e9t\u00e9 con\u00e7u en collaboration avec les employ\u00e9s de Proximus et d&rsquo;autres parties prenantes comme un campus embl\u00e9matique et durable qui constituerait un p\u00f4le dynamique du quartier nord.<\/p>\n<p><span lang=\"FR\">Immobel reste toutefois dispos\u00e9e \u00e0 discuter avec Proximus des alternatives possibles qui pourraient contribuer \u00e0 la r\u00e9alisation du projet<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Immobel a finalement d\u00e9cid\u00e9 de ne pas exercer son option d&rsquo;achat sur les Tours Proximus au terme d&rsquo;une p\u00e9riode de n\u00e9gociations intensives au cours de laquelle diff\u00e9rentes solutions ont \u00e9t\u00e9 envisag\u00e9es.
